The short answer
A delivery-only kitchen needs far less space than a restaurant because there is no dining area. As a rule of thumb for India:
- 100–150 sq ft: Home tiffin service, 15–30 orders/day
- 250–400 sq ft: Single-brand cloud kitchen, 30–70 orders/day
- 500–700 sq ft: Busy single brand or two small brands, 70–120 orders/day
- 800–1,200+ sq ft: Multi-brand kitchen, 120+ orders/day
What eats up the space (the five zones)
- Storage & prep — racks, refrigerators, chopping (25–30% of space)
- Cooking line — burners, fryers, tandoor or oven (30–35%)
- Packing station — the bottleneck most people underestimate; allow at least 40–60 sq ft (10–15%)
- Washing — 3-sink dishwashing area as per hygiene norms (10%)
- Dispatch & rider pickup — a shelf near the door saves minutes per order (5–10%)

Small takeout-only kitchens
If you want a small takeout counter (no seating, just a pickup window), add roughly 60–100 sq ft for the counter and waiting area on top of your kitchen size. A 300 sq ft kitchen + 80 sq ft counter is a proven compact format for rolls, momos and shawarma.
Where to find the space
- Rear lanes and first floors near dense residential areas — delivery riders do not need a shopfront.
- Shared / managed kitchens (Kitchens@, Kitchens Centre and similar) rent equipped stations from 100 sq ft if you want zero fit-out.
- Your own home kitchen is legal to start with a Basic FSSAI registration — see our tiffin business guide.
Typical rents (300–600 sq ft, per month)
- Mumbai / Delhi NCR / Bangalore: ₹20,000–45,000
- Hyderabad / Pune / Chennai: ₹15,000–35,000
- Tier-2 cities (Indore, Bhopal, Jaipur, Vijayawada): ₹8,000–20,000
Size mistakes to avoid
- Renting too big before proving demand — start 250–400 sq ft, expand after 3 months of full utilisation.
- Under-sizing the packing station — this, not cooking, is where orders pile up at peak hour.
- Ignoring ventilation and power load — a 15kW commercial connection and proper exhaust matter more than extra square footage.

Frequently asked questions
How big should a cloud kitchen be?
Most single-brand cloud kitchens in India run comfortably in 250–600 sq ft. A home-based tiffin service can start in 100–150 sq ft, while multi-brand setups handling 100+ orders a day typically need 700–1,200 sq ft.
Can I run a cloud kitchen from a small 200 sq ft space?
Yes — 200 sq ft is enough for one focused cuisine (rolls, momos, biryani, tiffin meals) doing 30–50 orders a day, provided the layout separates cooking, packing and washing zones.
How much does cloud kitchen space rent for in India?
Ground-floor or rear-lane commercial space of 300–600 sq ft typically rents for ₹15,000–40,000/month in metros and ₹8,000–20,000 in tier-2 cities — a fraction of high-street restaurant rent.
Does kitchen size affect FSSAI licence category?
Not directly — FSSAI licence type (Basic, State, Central) depends on turnover and capacity, not square footage. But your premises must meet Schedule 4 hygiene requirements regardless of size.
